How to choose a retail location in India: a practical framework

A location decision is a chain of assumptions. Make each one visible before it becomes a lease.

1. Define the customer mission

Start with what the customer is trying to do. A convenience pharmacy, destination restaurant, neighbourhood cafe, gym, and fashion store can all look for “good footfall” while needing very different patterns of demand. Define the visit, the trading hours, the expected frequency, and the distance a customer is willing to travel.

2. Map the real catchment

A catchment is not a perfect circle. Roads, crossings, transit, parking, building entrances, and daily routines shape who can realistically reach a location. Compare the proposed pin with nearby alternatives and look for the difference between population nearby and customers who can actually use the site.

3. Read competition as context

Competitors can signal demand, but saturation can make an otherwise attractive site harder to win. Ask what the competitive set says about the customer mission, price point, format, and unmet need. A good analysis does not simply count competitors; it helps interpret what they mean for this particular brand.

4. Test access and operating fit

Visibility, frontage, parking, loading, utilities, signage, traffic direction, and lease constraints can change a location decision. Use analytics to prioritise the site visit, then validate the details that only an operator can see on the ground at the right dayparts.

5. Estimate the decision, not a fantasy

Revenue potential should be discussed alongside rent, fit-out, staffing, trading hours, format, and realistic demand assumptions. BhuvanIQ helps teams structure a location-level revenue view so finance and operations can challenge the same story before a lease is signed.

The strongest process leaves an evidence trail: why this site, compared with which alternatives, for which customer, under which assumptions? That makes the decision easier to explain today and more useful for the next opening.
